Position will lead, oversee, and review the daily work of staff responsible for providing cleaning services for assigned buildings/facilities to ensure clean, orderly and attractive conditions; and to perform a variety of technical tasks relative to assigned area of responsibility. Essential Functions -Interview candidates for openings and make hiring recommendations or hiring decisions. -Ensure that new employees are properly oriented and are aware of performance requirements. Plan, prioritize, assign, supervise and review the daily work of staff. -Establish schedules, work goals and methods for providing cleaning services; identify resource needs; review needs with appropriate management staff; allocate resources accordingly utilizing staff input. -Evaluate staff performance and provide feedback. Commend staff for good performance and recommend corrective action as warranted. -Maintain a motivational and supportive working environment for staff. -Recommend promotions, transfers, demotions, or discharges. -Communicate and administer personnel programs and procedures of area in accordance with approved policies. -Meet managerial objectives set by Regional Director. -Implement and support customer service goals. -Utilization of Q.A. Program to quantify personnel performance. -Utilization of Blue Chips training and safety information to ensure employee safety and compliance through continued training. -Communication with management to coordinate tasks and solicit feedback on specific needs related to area of responsibility. -Approve and schedule employee vacations and days off based on departmental staffing needs and reduction of overtime hours. -Develop and maintain a sense of urgency and follow-through related to correcting customer service issues. -Completion of formal annual performance evaluations and periodic informal evaluations for assigned staff. -Follow-through on all requests for all routine and non-routine tasks. -Specifically responsible for proper use of products and equipment. Performs other duties as assigned or directed by Operations Manager or General Manager (this could include, but is not limited to, floor care stripping and waxing floors, extraction and bonneting of carpets, auto scrub and buffing of floors). Also performs duties of General Cleaner, Lead Cleaner, Supervisor or Power Washer as needed. Knowledge of: Operations, services and activities of a commercial cleaning program. Safe work practices Principles of supervision and training. Pertinent federal, state and local laws, codes and regulations. Methods, procedures, materials and equipment used in commercial cleaning. Record keeping and record writing. The use of toxic and non-toxic chemicals (per MSDS sheets). Ability to: Supervise, organize and review the work of lower level staff. Supervise and train staff. Operate powered and non-powered janitorial equipment. Interpret and explain policies and procedures. Make minor repairs to commercial cleaning equipment. Distinguish hazardous chemicals. Communicate clearly and concisely, both orally and in writing. Establish and maintain effective working relationships with those contacted in the course of work including clients/customers and the general public. Apply skills and knowledge necessary to: – Make sound decisions – Effectively interact and communication with others Maintain physical condition appropriate to the performance of assigned duties and responsibilities which may include the following: – Walking, standing or sitting for extended periods of time – Operating powered and non-powered equipment Bending, stooping, kneeling and lifting
